Community Maintenance Notes
Landscape Maintenance
Since 2009, Bemus Landscape, Inc. has been our landscape contractor. For scheduling purposes, Bemus has divided the Community into five maintenance zones. On Tuesdays and Thursdays of each week, a four-man crew focuses on the maintenance of one zone, including the trimming and maintenance of all plants, the trimming of trees under fifteen feet tall, and the limbing of taller trees as needed. After five weeks, the cycle is repeated. Additionally, grass throughout the community is cut weekly March-October and every other week November-February. The entire community is patrolled weekly for spot cleaning of fallen branches, wind-driven debris, and other landscape maintenance actions. Bemus also provides a separate tree service for the limbing, trimming, and thinning of our tall trees. Reports of routine and non-routine landscape issues should be made directly to TSG (949-481-0555) for both proper handling and record-keeping purposes.
Street Sweeping schedule
City of Mission Viejo
Public streets in Aegean Heights (Olympus, Daphne East/West, Appian Way, Vesta, Athena, Apollo, Cronas, and Venus) are swept every two weeks on Friday. If a Federal Holiday occurs on Monday of the scheduled week, sweeping will occur on Saturday. The City is not currently imposing fines for vehicles parked on public streets when sweeping is scheduled. However, Operation Clean Sweep is a City initiative that “strives to encourage residents to not park on their residential streets during street sweeping days, so that all the debris that collects under cars and along curbs can be swept up before being carried down storm drains and out into the ocean.”
Contract Sweeping Service
Private streets are swept every Monday between approximately 9:00 a.m. and 1:00 p.m. by Sun Sweeping Services to include Perseus, Leto Circle, Andrea Court, Jove Court, Zena Court, Minerva Court, Veronica Court, Triton Court, Verena Court, and Malia Court.
Residential and Common Property Maintenance
Monthly community inspections by the Board and TSG focus on the material condition of patio homes, townhomes, and common area landscaping. Violations involving the use, maintenance, and landscaping of private property are also identified. Owners and residents are urged to report deteriorated, damaged, or defective property issues to TSG at 949-481-0555. A construction/building consultant employed by the Association not only advises the Board regarding structural maintenance and repair requirements but also oversees the work done by contractors.
Waste Management Schedule
The City of Mission Viejo is contracted with Waste Management, Inc. to provide weekly residential trash and recycling waste services. Presently, Aegean Heights does not receive green or yard waste pickup service. Bulky or large items such as appliances, mattresses, and furniture can be scheduled for separate pick-up by calling Waste Management at 800-596-7444. The regular weekly service day for Aegean Heights is Thursday. For those weeks in which a Federal Holiday occurs on Monday, Waste Management services move to Friday. Residential waste and recycling bins set out for pickup may not be left out for more than 24 hours. At all other times, waste and recycling bins are to remain out of sight. Townhome Paint Scheme
Townhomes and the clubhouse stucco surfaces were last painted in 2011 adopting Dunn Edwards paint formulas and themes. Facia trim on townhomes and the clubhouse was last repaired and painted in 2016. Paint colors for townhome stucco, facia trim, front doors, and garage doors are specified in the Paint Scheme document found at Governing Documents and Forms.
Lost and Found
Personal items lost and/or found in the community should be reported immediately to TSG at 949-481-0555 or customerservice@tsgindependent.com. A designated Board member will take possession and ensure the safekeeping of lost and found items inside the clubhouse. Items will be released when the rightful owner(s) is/are identified.

HOA Rules
Owners, renters, and guests are held to the same standards when it comes to following our HOA Rules. Ignorance of the rules is not an exemption from enforcement.
Building Permits
Permits are still required for some Board approved architectural actions not considered maintenance or cosmetic such as a patio cover, a new roof, solar panels, and the replacement of patio home garage apron and driveway surfaces. It’s best to check with the City of Mission Viejo Building Services at 949-470-3045 before work commences.
Townhome Exterior Maintenance Not Covered by the HOA
Structures attached to the townhome by an owner such as patio cover, awning, sunshade, stairway access to a second-floor deck, additional rain gutters, privacy barriers, etc. are not maintained since such structures are not part of the original architecture.
Home-Based Business
A home-based business commonly referred to as a “Home Occupation” business is permitted when conducted as an incidental and accessory use of the residence. The resident typically conducts business by mail, phone, fax, or computer. The City’s zoning regulations outline several operating requirements of a home business, including only the residents of the home, may operate the business; the business shall be conducted only within the interior of the home; and the business shall not create any noise, traffic, or other impacts which disturb the surrounding neighbors. Home-based businesses prohibited by the City of Mission Viejo include:
- Adult business
- Barber and beauty shop
- Businesses that entail the harboring, training, breeding, raising, or grooming of dogs, cats, or other animals on the premises
- Carpentry and cabinet making
- Dance club/night club
- Fortunetelling (psychic)
- Furniture refinishing
- Gun/rifle shop
- Limousine service
- Medical and dental offices, clinics, and laboratories
- Mini storage
- Nursery (horticulture)
- Photographic studio
- Printing
- Repair, fix-it, or plumbing shop
- Silk-screening
- Swimming classes
- Storage of equipment, materials, and other accessories for the construction and service trades
- Storage, parking, or dispatching of emergency repair or towing vehicles, and/or equipment
- Vehicle repair (body or mechanical), upholstery, automobile detailing and painting
- Welding and machining
- Any other use determined by the director not to be incidental to or compatible with residential activities
